Booking for a client
Call the number for the market the property is in, or book online. Either way it helps to have the address, the square footage, the age of the house, and whether your client wants radon, termite, sewer scope, mold or infrared added to the visit.
If access needs arranging, a gate code, a tenant, a listing agent’s lockbox or an HOA-controlled mechanical room, tell the office when you book rather than on the morning. Access is the single most common reason a report comes back with sections limited.

Timing
Working the inspection into your timeline
In North Carolina the inspection belongs at the front of the due diligence period. Booking early leaves room for contractor quotes on anything significant, and a quote is what turns a finding into a number the other side can actually respond to. In South Carolina the contract sets an inspection period that works the same way.
The report goes out within 24 hours of the inspection, so your client is not waiting on us to make a decision.
Everything is handled in one visit. Radon, termite, sewer scope, mold and infrared are done by the same inspector on the same day, which keeps one appointment on your calendar instead of four.

Can my client attend the inspection?
Yes, and we encourage it. Seeing a finding in person is worth more than reading about it later, and questions get answered on the spot instead of by email that evening.
How quickly does the report come back?
Within 24 hours of the inspection.
Can we add radon or a sewer scope after the inspection is booked?
Yes, as long as there is time to schedule it. Call the office for your market and we will fit it into the same visit wherever we can.
Do you cover all six markets?
Charlotte, Raleigh-Durham, the Triad, Fort Mill, Rock Hill and Columbia, with the same report and the same standards in each.
What happens if the inspection finds something major?
The report documents it with photographs and describes what was observed. We do not quote repairs and we do not tell your client what to ask for. That is your conversation, and it goes better when the evidence is clear.
Do you offer pre-listing inspections for my sellers?
Yes. A pre-listing inspection surfaces the surprises before a buyer’s inspector finds them, which is usually the cheaper conversation to have. See pre-listing inspections.
