Every home inspection we perform carries a 90-day warranty. The details below come straight from the policy.
What it covers
Every Home Inspection Carolina inspection includes a 90 day warranty called the Inspector Protection Plan, provided by Home Warranty of the Midwest, Inc. It covers repairs to major systems and appliances that fail from normal wear and tear during the 90 days after your inspection. You pay a $100 service fee per incident and the plan covers the rest, up to the limits listed below.

Coverage runs for 90 days and starts the day you order the plan.
14 days
You must order the plan within 14 days of your completed inspection.

Service fee per incident, or the actual cost of service, whichever is less.
Coverage limits by item
Each limit applies for the full 90 day period. Unless extra coverage is purchased, one of each system or appliance is included per residential unit.

What is not covered
- Pre-existing conditions, and anything that never worked properly during the coverage period
- Cosmetic problems and items that still perform their main function
- Anything outside the foundation of the home, including detached garages and outbuildings
- Damage from negligence, abuse, pets or pests, theft, water, flood, fire or lightning
- Routine maintenance, cleaning, filters, and other consumable or expendable items
- Work you arrange yourself without prior approval from Home Warranty of the Midwest

How to make a claim
- Call Home Warranty of the Midwest at 877-977-4949, available 24/7/365, or go to homewarrantyinc.com. Warranty claims do not go through the HIC office.
- Report the problem before your 90 days run out. The first service call must be made within 30 days of that report, and approved work must be finished within 6 months of the plan expiring.
- Home Warranty of the Midwest assigns the technician. Do not hire your own, because work arranged without their approval is not reimbursed.
- Pay the $100 service fee directly to the company that performs the work. If the same repair fails within 30 days, the recall service call carries no additional fee.
