Buying across the state line

Whether you are moving down from Charlotte or in from another state, the inspection side of a South Carolina purchase has a few differences worth knowing before you book.

  • The wood-infestation report is the CL-100, not the North Carolina WDIR. Different form, different state, and lenders ask for it by name.
  • Inspectors must hold a South Carolina licence to work here. Ours do, which is why we do not send a North Carolina inspector over the border to cover a Fort Mill appointment.
  • Your contract sets an inspection period rather than North Carolina’s due diligence period. It functions the same way in practice: book early in it so there is time to act on what the report says.
  • If the house is new, the builder warranty clock starts at closing. An inspection at around month ten leaves time to get defects documented and scheduled before it runs out.

Workmanship, not age

In Baxter Village, Masons Bend, Tega Cay and along the 521 corridor the recurring findings are flashing left out, attic penetrations unsealed, construction debris left in the crawlspace and HVAC that was never balanced between floors.

The ten month warranty window

Grading and drainage on new lots

New subdivisions are graded to the plat, not to your particular downspouts. Negative grading and discharge dumping beside the foundation are among the most common findings on a house under five years old.

Yes. The county inspector checks code compliance on a schedule, not the quality of the work or whether every system was set up correctly. An independent inspection is the only one carried out on your behalf.

What is a CL-100 and do I need one?

It is South Carolina’s wood-infestation report. Lenders commonly require it, VA loans among them, and your agent or lender will tell you whether yours does. We handle it alongside the inspection.
