What are Infrared Inspections?

Adding an Infrared inspection with a traditional home inspection may reveal substantially more of the house than can be perceived by the naked eye and conventional inspection tools. By using only a flashlight, many things may be hidden.

Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does not guarantee 100% accuracy unless removal or destruction of components can be achieved to validate findings. When possible, other tools are used to verify thermal images, but even with these considerations, we do not claim to have x-ray vision. Conditions may change and cause the apparent temperatures revealed on thermal images to be different at any given time. Temperature differentials may indicate the following:

  • Heating and air loss
  • Water penetration
  • Source for Mold Growth
  • Overloading circuits, Faulty wiring
  • Inefficient HVAC unit
  • Piping Leaks
  • Roof Leaks
  • Foundation Cracks
  • Missing Insulation
  • Ventilation Problems
  • Rats, mice, and other pests

Our A certified infrared thermographer has a better understanding of how to use the camera, what to look for, and provide clear thermography images. Infrared imaging provides important information relating to otherwise inaccessible areas of a residential building.

Why Perform Infrared Home Inspections?

What is an Infrared Inspection? IR inspections consist of a visual inspection to determine temperature differentials within walls, roofs, and even windows. Allowing the inspector to identify areas of concern where an anomaly is present. A certified infrared inspector is trained to identify anomalies and locate these areas of concern. Infrared detects tiny but crucial differences in temperature from one area of a house to another. These temperature variations show up on the camera’s view screen as “cold” or “hot” spots, which reveal hidden problems that often cannot be detected in the course of a traditional visual inspection.
